GREEN THROUGH COOL ROOF COATING

Hi! Folks,


Some of you may have read about the news on "NYC Cool Roofs" initiative by the former US Vice President Al Gore when he made the statement that "the threat we face from the climate crisis is unsurpassed. He stressed that smart policies like installing cool roofs is one way that we are going to meet the challenge", he was echoing previous statement from Energy Secretary Chu, earlier in this year, who was pushing white or reflective roofs as the lowest cost climate strategy.

This triggers me to ask what can I do for my roof top tiles so as to respond to their noble call. 

Basically, dark-colored roofs absorb heat and increase cooling costs. By coating the roofs white (or paler color), a "cool roof" reflects heat away and keeps the building more comfortable. Cool roof coatings help roofs to last longer, increase the efficiency of air conditioning equipment and greatly reduce peak energy use to avoid brownouts or blackouts during hot summer months.

It is obvious that demand for cool roof coating technology is expected to rise significantly. According to Energy Secretary Chu's Geoengineering concept, a global "cool roofs" strategy can achieve far bigger benefits - the equivalent of several trillion dollars worth of CO2 reductions - since it can increase the albedo (reflectivity) of the planet, thereby directly reducing the absorption of incoming solar radiation and hence planetary warming. 

However, this is not suitable for my house as they are made of roof tiles. Therefore, I have to opt for other alternatives and I came across metal roofing which may be useful for some of you. 

Append below is some description on metal roofing for your reference and consideration.

Developments in pigment technologies are also making it possible to expand color options beyond white or very light shades. With the development of solar reflective pigments, colors can now be formulated to meet 65% reflectivity. These developments are especially targeted to residential applications, consumers continuing to gravitate toward the aesthetic appeal of the darker shades and designs. Therefore, advancements in coating technology for metal roofing have focused around the development of darker shades of pigments - Infra-Red reflective pigments - that retain the ability to provide the desired level of solar reflectivity and emittance.

HOW TO REDUCE YOUR CASH CONVERSION CYCLE

Hi! Everyone,
I am very pleased to seeing you all again. 
Generally, consumers expect the turnaround time between order and delivery to be as short as practicable. As such, companies that focus on shortening the order-to-invoice period are in a much better position to meet consumers' satisfaction and gratification.
In rapidly changing business environment, customers have grown used to ordering online and receiving a product soonest possible. In order to meet their expectations, manufacturers need to shorten the time between order and delivery.
In order to stay competitive in business, every business need to take advantage of every opportunity to contain or cut costs. As such, decreasing the order-to-cash cycle is crucial so as to preserve margins and profitability. Similarly, this issue will be even more crucial especially for those industry players who have a very thin margin. Bear in mind that high margin will attract more new players to come into the industry and eventually will erode the margin.
The cash cycle comprises of three components: Accounts Receivable, Inventory and Accounts Payable. The first two components, which are out-of-pocket, tend to lengthen the cash cycle because this cash is out to fund your inventory and sales. On the other hand, the third component often shorten the cash cycle, if it is not of cash terms. Therefore, to measure the components of the cash cycle, you need to compute the above three components in terms of days such as Days Receivable, Days Inventory and Days Payable. The Cash Cycle equation will be as follows:

Cash Conversion Cycle Equation = Days Receivable + Days Inventory - Days Payable

The questions to shorten cash cycle become relevant and imminent in any industry

1. Accounts Receivable 

Express in term of Days Receivable, period taken for your customers to pay for products or services. The Days Receivable ratio is very much dependent upon your credit policy. However, you may allow your customers less days than your credit period to pay their bills and your Days Receivable. Hence you are doing an acceptable job of collecting cash from your customers in less days than your credit period. 

2. Inventory

Similarly, inventory is also calculated and expressed in term of Days Inventory. This is the period it takes for inventory to be produced and sold. Generally, your Days Inventory will be very much dependent upon the nature of business and industry you are in. It is obvious that the less days you hold inventory the better it is. This is because both ratios will benefit the cash cycle. For service companies without inventory, parts, or other merchandise, Days Inventory will be zero. You can also recognise, by now as why lots of manufacturers practise just in time concept for their components or parts and materials.

To achieve best-in-class performance, the following actions may be pursued:
      a) Real-time status of order, delivery and billing information;
      b) Standardize and automation procedures for order process such as order management, fulfillment and delivery, credit and billing management;
     c) Employ work-flow automation for major and critical process steps; and
     d) Implement build-to-order

The above will enable shortening of the order-to-cash cycle. The enterprise resource planning (ERP) involves full integration of order entry, procurement, production and resource planning and execution as well as financial management; work-flow automation; event management (triggers and alerts); electronic interfaces to banks and customers; Web-based and electronic sales order management application;  credit management solution; and an electronic invoice and payment solutions offers the ideal solution.
3. Accounts Payable

It is also expressed in term of Days Payable, which is the period for you to pay your bills to suppliers who may have allowed you credit terms. These vendors are likely supplying materials or services that you use in offering your products or services. Therefore, Days Payable ratio will also reflect your payment policy. The relationship with supply chain members and the tools used to communicate quickly and accurately play a significant role in minimizing the order-to-cash cycle.
From the above discussion, to improve or reduce cash conversion cycle, you need to know what to do, install the tools to do it and train your employees to use those new tools so as to ensure you reap its objective.

BANDAR UTAMA - GREEN ENVIRONMENT AT MY PLACE OF RESIDENCE

Hi! Folk,

Further to our recent plumbing works, we write to share with you 
another project of recycling rain water. You are rest assured to 
reap back your investment cost within a short span of time especially
those who consumed much water in the household because our 
water rate is structured that once you reach the threshold, you are
going to pay extremely high rate. 

For those who missed my preceding article, you may click at the title
of the article to make access to it. I would say that the credit for this
project should be given to my new neighbour, Mr. Poh , who has 
just moved in less than a month. I noted that he is from Penang, my 
hometown. I have migrated to Selangor state for more than twenty
years and I never regretted it. That state is moving too slow and not
suitable for those who opt for hectic lifestyle.

Coming back to our water recycle project, it started with our 
conversation during the day when my plumbing works took place
and at that time I just raised the issue of how to green the environment
without knowing that Mr.Poh is the water treatment expert. He shared
with me his overseas water treatment project. I was amazed with his 
expertise and experience I then tap his expertise of storing the rain 
water for my plants around my backyard. My plumber also join in, 
finally we came to this second project of oval shape 50 litres poly water
tank. To make it even more fruitful, my plumber suggested  a design that
direct the rain water from the gutter straight to this storage tank. Mr. Poh
further strongly recommended the poly oval shape tank due to several
reasons such as practicability, durability and also endurance of the high 
pressure especially during the heavy rain fall from roof top to the tank. 
According to him, the oval shape with no edge at the corner make more 
sense to sustain the high pressure of heavy rain water, which is the case in
my area, and less leakages as compared to other shapes such as square or
rectangular shape. From there, I know that I am dealing with an expert, 
who is humble and willing to share his  knowledge with others. Then, he 
further proposed a cover top to address my concerns on the mosquito 
breeding inside there. After thinking of it, I just wondered whether I 
should rear a few fishes inside the tank in case the water flow is not strong
enough and it allows mosquito breeding. But my concern is whether the 
fish can survive?

My plumber suggested that I place a filter inside the tank to prevent the
leaves from sinking into the tank, which I agreed with joy. He further 
suggested that he will put an elbow to join my existing pipe which serves
to drain the rain, collected from the gutter at the edge of my roof top, to 
the storage tank instead of direct to the drain. Hence, this adds another 
avenue of rain water being diverted to this tank. Thanks Kelvin. 

An outlet will be added to the tank for easy tank cleaning purposes. Mr. 
Poh also assured me that the water which I drain off to the backyard is 
of no harm to the walkway of the road leading to Centrepoint, a 
commercial centre. 

The storage water will then be used to clean the floor and watering my 
plants at the backyard. Hence, I manage to recycle the rain water and save
money through reducing my household water consumption. Instantly, I 
offered Mr. Poh to use this water if he wishes once the tank is ready. 

Further more, we hope that others will follow suit to make use of rain water
so as to green the environment further and put more money in their pockets. 
Who knows they may come up with much better plan where I also can learn 
from them so as to make our residential place more pleasant and environment
friendly.  

Other ideas were also throw in such as planting cross breed durian tree (our
local king of fruits) at the outside of my backyard. To raise the height of my
existing retaining wall so as that I can pump up the storage water to circulate 
down the retaining wall to make my backyard even cooler and more attractive
to enrich my life. Mr Poh further enhanced the idea further by installing a small
electric fan at the edge, not far away from the retaining wall to direct the flow 
toward the water from the top of the retaining wall so as to produce a chilling
effect which may make this place even more cosy and beautiful. The more we
talk,
my mind seems to go wild and more ideas keep on flowing out. Thanks to Mr 
Poh and Kelvin for their great contribution.

Here, mgreatest concerns is whether the foundation of my existing wall
could support the weight and height of the new wall.

AUCTION PROPERTIES AND ITS TRAPS

Dear Valued readers and visitors,
Lately, one of my siblings approached me to explore on property auction. He was attracted by the fact that a huge amount of money can be made speedily, but I am cautiously optimistic.  

No doubt there are huge opportunities available at properties auction, however there are huge traps too. I guess the risks are proportionate with the opportunities. So, if you choose to play this game, you must first of all know what you are doing. Otherwise, you may lose it all and return with a much bigger headache.

Location, location and location is always the key issue as far as property is concerned. Not surprisingly that you can find some properties being auctioned at a very low price. But, low price does not mean it is cheap. This is because no one will buy from you later on when you want to dispose it. You need to have the mean to hold it. Guess you know what I mean now.

The second dangerous trap is if the property is occupied, then it is your responsibility to evict them from it because you are buying the auctioned property as it is. This may be very burdensome if they are not in most of the time. Even if they are, what can you do if they refuse to open the door. No doubt, you may obtain court order to evict them but it takes time. Time is the essence of any business. Worse still, at times they may refuse to budge even you have the court order! Therefore, it is advisable not to touch those properties that are tenanted and the people living there are not willing to move out – no matter how cheap the property is. Choosing another property seems to be a better choice.

The third trap is outstanding bills. These outstanding bills may be mountain high such as renovation costs, electric, water, maintenance, assessment taxes etc... Therefore, it is vitally important to ascertain with accuracy before you bid for the property. Otherwise, you could be buying a property with huge outstanding bills to be settled. This may make the property cost even more than its market value.

However, this does not mean that you should shy away from auction, but you must do your home work well and calculate all these costs and figure out whether it is worthwhile for you to bid for it. At the same time, you must also take into accounts, its repair costs. The repair cost will obviously vary much depending on the condition of the property. 

These are the four main traps that await an unwary bidder at property auctions. As such, it is always wise to equip yourself with all the relevant and material knowledge with this subject before you deal with it.

CAMERA - MY WORK HORSE

Hi! Folk,

Some of you may have noticed that the recent photos are very much different from my preceding articles in term of quality and resolution. 

Some of you may also noticed that  lately I encountered difficulties in downloading my photo from my existing camera, Casio Exilim model EX- S880, made in Japan to my laptop. I bought it from Singapore when I was working there and it served me for less than two years. Can someone tell me what is wrong with this camera that doesn't give an image after the shot? So far, the feedback I received is that it is very highly due to faulty LCD - the central part of the digital camera, which very likely will cost me a bomb to repair. As such, I decided to get a new one instead.

This time, I went back to my University mate, who is working with Fuji Xerox Asia Pacific, for his assistance to get my second Fuji digital camera Finepix F80 EXR , 12 MegaPixels, 10Xwide Optical Zoom, 3.0 " LCD, Face Recognition, Dog/Cat Detection and HD Movie, from the shop which he used to buy from. He bought Fuji Finepix F200 EXR.

Please allow me to brief you on the three main Mode dials, as follow, that I like:-

a) EXR - which improve clarity, reduce noise, increase dynamic range and let the camera automatically adjust settings to suit the scene.

b) SP (SCENE POSITION)- choose a scene suited to the subject or shooting conditions and let the camera do the rest.

c) NATURAL - helps ensure good results in situations with difficult lighting. Each time the shutter button is pressed, the camera takes two shots: one shot without the flash to preserve natural lighting, followed immediately by a second shot with the flash.



The first digital camera I bought through him (as shown in the photo above) is also Fuji Fine digital camera, which served us about 6 months. I will update you on the model if I recall its model. My child dropped it and its zoom lens fell apart and it is too costly to repair.

I have no other better choice than buy another new camera and I went for Casio Exilim EX-S880, made in Japan during the first quarter of 2008 in Singapore. I then began to snap photos of my liking when I was working in Singapore. I was very happy with its performance until lately the issue arises, nearly 2 years old. Is that the LCD's life span? 

Prior to this, I was using Nikon camera, Zoom300AF with Zoom lens range from 35 -70 mm. This is also my first camera I bought for myself. It served me well for more than a decade and travelled with me for slightly more than 10 countries and till date it is still functionable like day one. Only disadvantage is that you need to load camera with film and develop the photo at its photo outlet, not so convenient as compared with the digital camera, which gives you instant photo after the shot. You can even download to computer the way I usually do. Keep soft copy instead of hard copy - Save storage space and time.

Below are the photos of my work horses comprise of laptop Dell Vosto 1200, Nikon camera and Casio Digital camera taken with Fuji Camera.
Now, I retired the Nikon camera and am displaying it at my rosewood display cabinet to remind me of its glory that served my family for nearly two decades. Big thanks to its inventor for such a great product.

Now, coming back to my latest camera, which I bought it at Ground Floor,  Menara Axis, Jalan 51A/223, 46100 Petaling Jaya with the Phone number 0379584701, just opposite Amoda Hotel. Append below please find the photos that I have taken at that shop with the sales representative, Mr Danny, who recommended me this model instead of Z700 EXR with soft touch screen and Model F200EXR  because of my other requirements such as high resolution photos and special effects features and 10 times optical zoom, which allows me to draw the particular scene nearer and bigger. This feature is good especially when we need to look at that particular moment of action. 





I opted for RED colour, sexy and aggressive outlook that keeps my pace faster to cope with the rapidly changing environment so as to enable me to serve you better. This is our commitment and we need to invest in better resources so as produce higher quality output. Thanks for your support and feedback from time to time.

SUCCESS FORMULA - OUR REAL EXPERIENCE

Hi! Loving Readers and Visitors,


We are glad to see you back again as we believe you have benefited from our articles which we have broadcasted from time to time.


In this article, I am going to share with you some  success ingredients that I have prescribed and that have shaped and moulded me to achieve some success, though a small one.


I was born in 1961 with 4 Lbs 4 ozs and was made to understand that children with such weight are considered high risk. This message have been repeatedly told by my relatives and my parent's friends who found me still surviving when they visited us. I acknowledged and accepted the fact since childhood, I fell ill very often at that time.


They also highlighted to us when they saw my head is relatively bigger than the normal size. It should have been proportionate to my body size. Moreover, I was born with a small head like the size of the milk tin. That's how I ended with a childhood nick name like BIG HEAD (Tua Tow in Hokkein). 


I began to work at a young age (part-time) slightly different from my eldest brother, who started working full time at the age of 12. At that time, I discovered that Education is the only viable way for me to break off from poverty chain so as to raise my social status. Thank God for this wisdom. I enjoy reading those great successful ancient Chinese poets, grand kungfu Masters and Scholars . Those people have significant positive impacts on me and I just followed their foot steps. I noticed that some of their backgrounds are worse than mine and I don't see any reason why I can't achieve similar success like them so long as I adopt their core values.Some of them did not even have a chance to get access to education at all, not like me.


Thank God again as I was repeatedly blessed with more achievements one after the other. I choose to play the winning game and enjoy it, just like the way I play chess. I was the Captain who led my primary school (Tong Sian Primary School, Penang) in participating at MSSPP under 12 Chess competitions in 1973. ( See the tag below) I still  remember the glorious time when I achieved an excellent track record for no loss/1 draw in the entire school event. Our school ranked 6 for the team event. That's earned a high expectation from my trainer, Mr Ho, who expected me to be in  the top 3 for individual event.






However, I was leading the game when I played with the champion at that year with only one additional pawn on my side and both of had one remaining rook. Thereafter, I was distracted when I was told by my replacement teacher, instead of Mr. Ho, that she need to send the other individual school team player back and left me behind. I was so worried of not knowing my way back if she did not come back and I know it is quite a distance from my house. If not because of my participation, I wouldn't have the chance to travel that far. As a result, I lost to the other game player who was not even a captain for his school. In other words, I lost two straight games that  really upset my trainer. I received a lengthy and good lecture from him the following day and I kept this secret till today. Since then I gave up and seldom play the game as it really hurts me and I never take played chess seriously anymore.


I blame no one as he (Mr Ho) had put lots of effort and time on me that warrants him to have high expectation on me. I know how he felt as I failed to deliver what I was supposed to achieve. I was under his training for two years and he spotted my talent when I was in standard 5 and put me as a reserve player for my school team event. He allowed me to play a few games despite I was a reserved player and as I delivered results, he bought me good meals. In the subsequent year, he appointed me as Captain for the school team event after I had maintained nil defeat at my school. We practised almost every day at school  and he coached us through books. At my hometown, I also played chess with my friends whenever there is a chance despite my limited available time because I also need to help my mum sells lottery tickets to supplement our house's income. Unfortunately she had an serious accident that broke her leg. Since then I took over and maintained the business till a few months before my M.C.E. examination. I took a painful decision to stop this business and focus on my study, which she disagreed with. My bold move was misunderstood as a Selfish Move by her in view of our situation, which I can understand. I knew I hurt her but I have not done wrong because I need to give myself a way out from poverty, which I do not submit to. I rather suffer short term than long term. She only realized and see the whole big picture many years later.


Another blessing came and I have obtained a Grade One in my M.C.E. ( See photo below) I was so glad at that time, despite no celebration because this is not a big deal for them. I waited and was greatly disappointed when I cannot even obtain place in Form 6 at government (public) school. I was so hurt and seek my teachers' help and they drafted an appeal letter to our education Ministry. A rejection letter came in, clearly stipulated that they have given it due consideration but without any reason.I re-appealed but rejected again without any reason assigned. I went to see our Penang Chief Minister, but he did not have time for me. I went several times but came back with empty hand.






Through a daughter of my mum's friend, I sent in my application as Laboratory Assistant and I got it because of my strong credit (C3) in 4 main subjects. The belated Professor (Associate Professor at that time), assigned me for World Health  Organisation and Sumitomo projects. He also sent me for the training in Chemical Analysis, by a Japanese Scientist (Mr. Masao Horiba;  Research Scientist - Analysis Section, Sumitomo Chemical Co. Ltd.).  I completed this training and trained someone else before I left for my Form 6. The professor gave me good encouragement. (See the testimony from him) I owed him lots because his encouragement spark my desire to pursue my dream further.






Thank God again. At the same year I also obtained my LCCI intermediate book-keeping which can bring more than double my pay in the U.S.M as the advertisement ( i.e. around RM 750 at that time) if I get that type of job. I took the book-keeping cost because this is the only course which I can afford from my earnings. I signed up for the course somewhere in Aug 1980 and insisted that I wanted to take up the intermediate book-keeping exam in the subsequent year, which the teacher initially refused because I have not even completed my elementary level. To convince her I bought the elementary book and promised to do self study at the same time attending her intermediate classes. She finally agreed and the journey began. Till December 1980, she wanted to cover the rests of the syllabus in her additional tuition classes, which I do not want to fork out any extra money for it. Again, I have to take a painful decision to do self study and not attend night classes, which she assured me that I would fail. I took up her challenge and I passed the examination (See the cert below) as God is with me. I then discovered my talent and I began to dream to becoming an Accountant. You see now I entered into this profession by accident.






Prior to my LCCI exam, I also have another project of rearing tiger prawns with one of the Biology school's student, Mr Kok. He is also my professor's bright student. Our best record at that time was to successfully maintained the baby tiger prawns in the aquarium for continuous 7 days before they died off, for unknown reasons.


At that time, I did not know why my dream of becoming an Accountant was much stronger than to be a  tiger prawn businessman. Again, I approached my family members to discuss my proposal of pursuing my Form 6 in Private School with 2 main conditions as follow


a) self sustained for the entire period of my Form 6
b) ceased whatever allowance I contributed to the family and will pay back after my graduation as my salary will be four to five times more.


Unexpectedly such a sound proposal was rejected and again I have to take a painful decision to go ahead despite all these objections. I can understand their existing situation and I don't blame them. The long term solution warrants me to take such drastic action despite I hurt my loved ones. With the encouragement from the professor I work for in reaffirming my action as right, I just pressed on. Besides that I also wanted to express my heartfelt thanks to those, especially my loyal customers at that time, including my teachers (Mr Sunny Lim) who bought my products regularly.


Another battle began when I took up my Form 6 because all subjects were in Bahasa Malaysia (Our National Language) and my year is the last batch for MCE. Will, Determination and Staying focus helped me to overcome these great challenges apart of having to give tuition to 3 primary and 1 secondary school students, from Monday to Saturday at their houses. The tuition fees I earned just covered all school expenses and my bike installment of RM 50. I stopped giving tuition three or four months prior to my STPM examination. I approached the headmaster to allow me to quit from the school and do self study as I do not have income to pay for my school fees for that month onwards to the year end. After appeal and re-appeal, they fall to deaf ears. I have no other options, but just continue to attend classes without paying school fees and not sure what their next course of action.


Thanks to them again as they allowed me to sit for my exam which I have paid for. However they refused to release my result until I settled all the outstanding fees. Thank to my good friend's (Choo LS) mother who voluntarily lend me that sum of money to settle my bill even though I have tried hard to secure a job during the break. Unfortunately, I couldn't get one. Ultimately, I approached fire extinguisher dealer but I couldn't come up with the deposit money or guarantor. Finally my former classmate (Mr. William) came into the picture and introduced both of us (Choo and I) to be  TV screen sellers and he acted as our guarantor, our sales was good but they couldn't deliver the size (popular size is 20 inches) as our credit was extremely low and waiting period was too long that we couldn't make much money out from this venture.


Thank God and I obtained a result that enable me to enter into a local university that we could only afford. I was so happy because I made it at last after all the hassles I had gone through and I received some "ang pows" ( cash insert inside the red packet) from my relatives, as a result.I then used part of money to settle my debt with my friend's mother. Whereas, my friend pursued his professional course in TAR college. 


I share with you all of my academic achievements because I received some feedback from our readers that due to various reasons that caused them to  get stuck in the situation they were in from the beginning. Contrast this with our article to hold ourselves responsible rather than blame other . Here, we like to stress again that you dictate the path you want, and no one or circumstance can stop you so long you don't give in or compromise. It is hard and not easy but not impossible. You need to be decisive and committed to your decision. The journey can be very painful and you need endurance to sustain and maintain through. One thing I learn is to stay focus to the end and it  will give you the extra energy to sustain through the pain as you go along your journey. The above success formula is not invented by me but I read a number of books which records those successful and great heroes and men - in all professions.


I also believe that everyone can do it, if they prescribe to the above proven recipe. Please throw away the blaming culture and hold ourselves responsible for whatever action we take. That is the true accountability we advocate.
